Beta Lougheeed Townhouses

Binnie was retained by Ledingham McAllister to design the offsite road and utility improvements as well as the on-site civil engineering services for a new 87 unit low-rise condominium development in the heart of the Burnaby’s Brentwood community.  The development was constructed on a steep and challenging site located on the southeast corner of Lougheed Highway and Beta Ave. 

Off-site improvements for the project included widening of Lougheed Highway and Beta Ave to accommodate a new right turn, bus bay, and bicycle allowance.  In addition, a new watermain was installed fronting the site along Lougheed Highway in close proximity to BC Hydro’s underground transmission line, making installation of the watermain challenging.  Future off-site works have also been integrated into our design, including a 4m wide urban trail along Lougheed Highway. 

On-site drainage detention measures were incorporated into the design to ensure the site discharge meets the City of Burnaby’s storm water management plan requirements.  This was achieved by utilizing oversized drainage piping and flow control measures, preventing the need for separate detention infrastructure.  Binnie was also retained to provide monitoring services for the erosion and sediment control on this project. 

Binnie's scope of work included engineering survey, servicing plans, provision of cost estimates, detailed design, preparation of construction drawings, field review, and as-constructed drawings for this project.
