Pemberton Benchlands Development, Phase 1

The Pemberton Benchlands Development Phase 1 consists of 54 single family lots located southwest of Pemberton Meadows Road and north of Dogwood Street in the Village of Pemberton, B.C. The development was designed utilizing Smart Growth and Sustainability Design Principles.

The roadworks involved significant cut and fill slopes with road grades up to 10% to match the existing topography of the land. The roadworks were constructed from an alternative design standard from the Village of Pemberton standards with narrower pavement widths and biofiltration swales on both sides replacing the traditional concrete curb and gutter. The off-site servicing works included a new T-Intersection on Pemberton Meadows Road and a new sanitary sewage pump station and sanitary forcemain.

In addition, Binnie addressed storm water management by minimizing the area of impervious area such as pavement and buildings and maximizing pervious area such as landscaping. An extensive trail system and park area has been provided to promote pedestrian and non-vehicular traffic movement.
