Binnie was retained by Ledingham McAllister to design the offsite road and utility improvements as well as the onsite civil engineering services for a new 29 storey tower and townhouse development. The development was constructed on a challenging site located along Douglas Road and Dawson Ave in Burnaby, BC.
As part of the development, the Dawson Ave extension was designed to accommodate the City of Burnaby’s future transportation plans, while at the same time accommodating the new residences. A new cul-de-sac on Douglas Road at Lougheed Highway was also designed for future transportation works as part of this improvement, and new municipal services were incorporated in the design to serve future developments in the area. In addition, access to an existing municipal pump station located south of the site and pre-servicing for a future sanitary trunk main relocation were integrated into the designs.
Due to the development of the site and proximity to an environmentally sensitive creek, significant onsite water detention measures were required to ensure the site discharge met City of Burnaby’s storm water management plan requirements. This was addressed through the unique approach of providing twin 35 meter pipe-arch culverts and flow control measures to accommodate the large volume and limited room on the site.
Binnie provided monitoring services for the erosion and sediment control throughout this project, as well as engineering survey, servicing plans, provision of cost estimates, detailed design, preparation of construction drawings, field review, and as-constructed drawings.
